Hello Residents.  I’d like to tell you about the new website for our master HOA, Viera East Community Association (VECA).  The website, www.vecainc.com, has lots of news you can use, a photo gallery, interactive map and links to many local government school, and business websites.  It even has a free classifieds section where you can post your items fro sale.  Take a look at it today and don’t forget to submit your favorite pictures of Villages of Viera East for our section of the photo gallery!

 

LATEST INFO FROM VIERA EAST CDD: As a result of the record cold winter this year, we have been forced to plan and implement a greens restoration project. The greens were so badly damaged, golf revenue and other income are down more than 50% from last year. By starting the project on May 3rd and completing it prior to September 1st, we will have taken advantage of the prime growing months and will be ready for the peak winter golf season. Temporary greens have been put in place to allow continued play and hopefully a reasonable flow of revenue during construction. The Board of supervisors recently selected Detailed Sports Turf Construction Inc. as the primary contractor for the greens restoration work. The contract price is not to exceed $235,000.00.  Emerald Dwarf grass has been selected to be sprigged on the new greens. This same hybrid bermuda grass is found on Arnold Palmer’s Bay Hill Course in Orlando and PGA National’s Squire Course to the south of us. It is anticipated   “Emerald Grass” will enhance our marketing of the course. The projected total cost of the project including lost revenue over the next four months is not known. Residents will be kept informed of the total cost each month at our scheduled Board meetings.      The CDD assessments will need to be increased in FY 2011. The reason for this is twofold. First, and unrelated to golf course operations, is an estimated increase of $25.00 in the Water Management Debt Service Assessments (this fund has been under funded in the prior fiscal years). The Water Management Debt Service paid for the construction of the storm water system within our community and some of the major roads. Second, there is a projected increase of $50.00-$60.00 for the Recreation Fund. As a result, assessments totaling $562.88 are projected to rise to approximately $648.88 in FY 2011. It should be noted that there were no assessments collected for the golf course (Recreation Fund) prior to FY 2009. In FY 2009 the CDD Board of supervisors approved a net increase of $50.00 in annual assessments. This increase cov! ered one half of the Recreation Fund bond payment of $640,000.00 which has NEVER been assessed. The estimated FY 2011 assessment increase of $50.00-$60.00 will completely cover the yearly bond payment and slowly restore the Reserve Fund. As a result of the Recreation Fund bond payment never having been assessed, the Reserve Funds have continued to be reduced year after year. The increase in the coming year will enable the golf course to be self-sustaining.   The Board of supervisors regrets that the annual assessment will be increased this coming year. However, please be assured the Board and Golf Course Management are committed to managing all funds in an efficient and frugal manner. Our investment now will certainly improve our business next season. Simply put, good greens sell golf. As we do the responsible thing by maintaining the course in excellent condition, the beautification of the area is enhanced as well as our property values.   Please visit our CDD website for Board meeting schedules and related information at www.vieragolf.com
